I started selling real estate over 20 years ago.At that time the company I worked for charged 6% commission with 60/40 splits. The company kept 60% of all commissions I brought in. That split changed as your volume increased (or decreased). As the industry changed a different concept emerged and agents were charged a “desk” fee rather than a % fee. Another concept emerged and offered a “fee for service” to its agents.

When you walk into a bank to invest your money you are offered a choice; full or discount broker. A full broker will help you make decisions or you make all decisions yourself and pay a lesser fee for the use of their license to trade. Even the travel industry offers choice; agents that will help you or you do the work yourself. Classified advertising has changed. We can phone our ad into a publication company like the news paper and pay or we “post” our ad on the internet often for free.
Why can't we utilize these same concepts and apply them to the real estate industry?.
We did! $500.00 – 60 DAYS ON MLS® : Basic Listing Package
1. Submit your property to the multiple listing services (MLS®) through the London St. Thomas Association of REALTORS® (LSTAR).
2. Post your property on: MLS.ca, REALTOR.ca, & Link2Realty.ca
3. Offer a non-hosted/Lock Box* “agent” open house for co-operating sales people to preview your property. Open houses on designated mornings according to area. *Lock boxes available for rent.
4. Follow up with all salespeople who have shown your property and relay their comments to you.
5. Pre-qualify when possible all prospective buyers and/or pre-approve all prospective buyer’s through a Mortgage Broker.
6. Deliver copies of all advertising.
7. Represent you during the presentation of offers and help you to negotiate price and terms.
8. Handle all follow-up and keep you informed after the offer has been accepted.
9. Supply 15 coloured Feature sheets from filogix templates.
10. Supply Welcome card & 10 Highlight Cards to highlight features of your home.
11. One of our licensed sales representatives will contact you weekly & review your plan of action, relay feedback and offer marketing services to assist you in selling your property
12. Other services available for a fee. Open houses, mail-outs, advertising, telephone prospecting advertising. You decide what marketing services you need & only pay for those services

Each property will be different pending price, commission, & services. The above example shows a property selling “firm” within 60 days and not using any other service offered.
Licensed REALTOR®S trading in real estate is governed by several agencies. Agencies such as RECO, CREA, OREA, LSTAR & FINTRAC.
